First-Time Home Buyer Mortgage
Mortgage Broker in Edmonton, AB
Buying your first home is a very exciting milestone. Its right up there with getting married or having your first child. The experience can be overwhelming, and I want to help guide you through the process.
There are many steps involved, the first one is getting pre approved for a mortgage. There is some heavy lifting involved. In order to get pre approved you need to have a down payment, a stable income and a great credit score. I will gather the needed documents to verify your financing, and package it up so when you do find that first home I can quickly get a lender on board to finance your home.
My focus is to look for opportunities to save you money, how I do that is by working with 30 plus lender partners. My lender partners are competing for your business so I can leverage that to find an interest rate lower than the banks offer. For example if you have a $300,000 mortgage and I find an interest rate just .20% lower I would save you $3000 over a five year term.
Once approved it is time to find a home. Although I can't help you find that home, I have many realtor connections who are happy to help you. My approach is to keep the process as smooth as possible for you.
When you find that home, things start to happen fast. You put in an offer to purchase with conditions to finalize the financing and have the home inspected. This is when I select the best lender for your situation and finalize the financing and you arrange to get a home inspection. I also have connections for home inspectors and am happy to help you find a great inspector. When your satisfied with the inspection and the financing is approved you can remove all your purchase conditions and you have bought a house.
You're not quite done yet as now you need a lawyer to finalize the purchase and transfer title to you. As I mentioned the experience can be overwhelming and I am able to help you find a lawyer if you don't already no one. From there all you have to do is wait for possession day and you will get the keys to your new home.
